Tenant Guide

Important information to support tenants throughout their tenancy.

  • The minimum tenancy term for properties we let is six months. Most tenancies commence with a twelve-month term, and agreements often include a break clause allowing either party to terminate the tenancy after the first six months, subject to notice.

    A tenant is typically required to give one month’s written notice to end their tenancy. By law, landlords must provide tenants with a minimum of two months’ notice.

  • A holding deposit, usually equivalent to one week’s rent, may be taken to confirm your intent to proceed with the tenancy. This enables us to begin the referencing process and prepare for the proposed tenancy, subject to contract.

    The holding deposit will be credited against the initial move-in payment.

  • Before the tenancy begins, the following payments are required:

    First Month’s Rent
    Calculated on a calendar month basis (weekly rent × 52 ÷ 12). In cases where references cannot be verified or suitable guarantors are unavailable, alternative payment arrangements may apply.

    Security Deposit
    Normally equivalent to four weeks’ rent, held against damages, breakages, or missing items beyond fair wear and tear. The deposit is returned at the end of the tenancy, subject to any lawful deductions.

  • Tenants are generally responsible for payment of standard utilities, including:

    • Electricity

    • Gas

    • Water

    • Telephone / Broadband
       

    Council Tax
    The tenant is responsible for registering with the relevant local authority and paying Council Tax for the duration of the tenancy.

     

    Service Charges
    For leasehold properties, the landlord remains responsible for the building’s service charge. In some cases, communal heating or hot water systems may be included within this cost.

  • Independent inventory clerks conduct a check-in at the start of the tenancy and a check-out at the end. The inventory provides a detailed record of the property’s condition and contents for both parties.

    The inventory protects tenants against unreasonable claims and ensures fairness regarding deposit deductions. Typically, the landlord pays for the inventory check-in and the tenant pays for the check-out.
